Location, hours and holidays

Our regular office hours are Monday to Friday, 8:00 am–4:00 pm. During June, July, and August, our summer hours are Monday to Thursday, 8:00 am–5:00 pm, and Friday, 8:00 am–12:00 pm.

Yes. If our standard office hours are difficult for you, we can discuss scheduling meetings in advance at a time that works best, ideally still on weekdays.

We are closed on all statutory holidays, for two weeks over Christmas and New Year’s, and for select extended long weekends in the summer (Canada Day, BC Day, and Labour Day).

We primarily serve clients in the Greater Vancouver area, with select projects taken on elsewhere or virtually, depending on scope. We have completed projects as far as Nova Scotia and Las Vegas and use online tools to collaborate effectively at a distance.

Our studio is in East Vancouver and offers on-site client parking, a large material library, and a comfortable, relaxed meeting space.

Scope, fit and working relationship

We take on residential renovations and interior permit drawings, new-build interior design, furnishing projects, and select commercial or hospitality projects.

No. We do not offer stand-alone short consultations, as they do not align with the depth of our design services.

Existing pieces can often be incorporated if they suit the design direction, scale of the space, and overall functional goals. We will measure (or have you measure depending on where the items are stored) and photograph any items you wish to keep and integrate them into our plans.

Look closely at what deliverables you will receive, how detailed the design package is, and how long it will take to deliver. Not all designers follow the same process or offer the same level of detail, so ensure the personality, process, revisions, meetings, and communication style feel like a good fit for you.

You complete a detailed questionnaire and share inspiration images, then we meet to review everything and ask follow-up questions. For renovations, we walk through your existing space with you; once we understand your needs, we create a confirmed layout and moodboard for your approval before moving into detailed design so revisions at the preliminary design stage are minimal.

Yes, single-room projects are possible if they meet our minimum scope and budget. Our design fees start at $6,000 + GST.

We use our own app, “Form Collective Design,” available in the App Store, which centralizes all communication and file sharing on your phone or computer.

Process and timeline

Our projects typically follow a six-step process, moving through discovery, preliminary design, detailed design and documentation, sourcing, and finally installation and styling. (Installation and styling are included in our Elite Plans only)

Smaller furnishing projects usually take at least six weeks. Full-home renovations or new builds often span several months to a year or more, depending on scope and contractor schedules. If you would like a better idea of length, provide a floor plan of your space.

You are closely involved in setting the vision, functional requirements, making key decisions and approvals, while your designer manages details, coordination, drawings, and specifications. The level of your involvement during implementation depends on the service tier you select.

Yes. A detailed, coordinated plan helps prevent costly errors, especially in construction where many elements are interdependent. The more comprehensive the design and documentation, the smoother the project tends to run.

Design style and revisions

We have a recognizable point of view, but our philosophy is to “design with you in mind.” Each project is tailored to the client’s aesthetic, architecture, lifestyle, and preferences.

You review a preliminary design that reflects the vision and requirements discussed, and you can request changes during that meeting. We always include at least one revision period after the preliminary design, with the number of revision rounds varying by project size and package level.

Inspiration images are an important part of our process, but the final design is always custom, reflecting your space, budget, and practical needs rather than copying a reference image.

We curate and present one holistic “best option” for your feedback, adjustments, and approval. If you are unsure about specific elements, we can share alternatives while always considering the project as a cohesive whole.

Our fixed-fee plan outlines how many team members will focus on your project and when a partner is directly involved. All designers have at least five years of experience, and we match you with the best fit for your scope and style.

Pricing and fees

We use a flat-fee structure with tiered levels of service. Every project fee includes everything needed to provide a detailed plan you can hand off to a contractor for pricing, or if a furniture plan, it is a detailed furniture plan you can use to order all items, following the same planning process at each tier.

Essential is designed for clients who want to implement the project themselves. Select provides a clear plan plus assistance with implementation. Elite offers the highest level of involvement, with your designer leading implementation and seeking your input along the way.

Depending on tier, add-ons can include additional correspondence during planning, realistic 3D renderings, implementation management, and the highest level of service includes unlimited correspondence with your contractor during construction.

Yes. Our contract clearly outlines terms of engagement. A 25% deposit is required to begin, followed by two or three equal payments depending on project size, with all fees due prior to plan delivery. (If your plan is a large construction project including furniture, it is 20% to begin followed by 4 equal payments).

Yes. Your detailed quote lists optional add-ons such as site visits and construction correspondence, which can be added if your needs change.

Our minimum design fee is $6,000 + GST. This is for design services only and does not include materials, furniture, or fixtures.

Trades, contractors and purchasing

Yes. We can collaborate with your existing architect, builder, and trades, or recommend trusted partners when appropriate.

We can share two or three contractor contacts based on your project scope, timeline, and budget. We encourage you to interview and select the contractor who feels like the best personal fit.

Lead times, backorders, and occasional damages are a normal part of design projects. When items are ordered through Form Collective, our operations manager handles claims, re-orders, and schedule adjustments on your behalf wherever possible.

For full-service projects, we typically manage sourcing, purchasing, tracking, delivery coordination, and installation. Delivery and installation are provided by third parties; we often pay and manage these partners, and require reimbursement.

When products are purchased through us and the brand offers a trade discount, we extend a 10% discount off retail pricing. For home appliances, we connect you with a sales representative who passes 100% of our trade discount directly to you.

Yes. If you purchase through us, we place and manage all furniture orders and require full payment upfront before ordering. You are not billed for the time spent ordering and managing your furniture purchases.

We work with a receiver who can accept and store deliveries on your behalf, inspect items, and report any damage so we can manage claims. If your plan includes designer installation and deliveries occur in one day, your designer will be onsite to place furniture with the delivery team; if items arrive over time, we visit once everything is onsite to confirm placement.
