Your existing Form Collective client portal remains your project hub—keeping all updates, messages, and documents in one convenient, easy-to-follow space.

We schedule trades, place and track material orders, coordinate deliveries, and manage site payments—all under one clear process.

Questions from you or your trades are answered quickly by our operations and design team, whether on site, by phone, or online.

We oversee every step, working to maintain alignment with the design intent and timeline right through to project completion.

You receive a clear, bi-weekly summary of costs and progress so you always know exactly where your project stands.

Our team posts in your client portal and updates shared tracking documents including site photos weekly. You’ll always have visibility—and timely responses within one business day.

At completion, you receive a full package including trade contact lists, detailed receipts, cost breakdowns, warranties, and product manuals.

Is Design Delivered

the right fit for my project?

We offer construction management for a select number of projects each year, typically smaller to mid-scale interiors rather than large structural builds. This allows us to stay closely involved and maintain the quality and attention to detail your design deserves. Reach out to us to inquire about availability.

How Does It Work?

Weeks 1–12 (Typical planning timelines are 6–8 weeks, depending on project size, scope, and feedback.)
Together, we define your project goals, aesthetic direction, and functional priorities. Once your design is refined and approved, we prepare detailed drawings and specifications for pricing.

You’ll share your overall budget so we can verify if its realistic and create a working draft budget. Furniture planning and budgeting also take place during this stage.

We manage required documentation and coordinate with consultants or strata if needed. City processing times vary by project type and location.

Within 2–3 weeks of finalizing plans, we gather quotes from our trusted trades and prepare a budget summary for your review.

You’ll review the construction and furniture budgets, and if needed, we’ll help refine the scope to align with your target budget.

Once adjustments are made, we confirm the final budget and project schedule, aligning with any preferred start or completion dates.

With your approval, we’ll issue a deposit invoice. Orders begin once the deposit is received.

We order materials, send trade deposits and confirm schedules, we will reach out for your input if substitutions or delays arise.

The site is prepped, protected, and demolition begins.

Construction proceeds according to plan. We manage trades, conduct regular walk‑throughs, and communicate any decisions needing your input. If any changes are required, you will be presented with change order documents for approval.

Once complete, we walk through the space together to create a final punch list. If permits were required, we coordinate final inspection. Any remaining punch list items will be handled.

If your furniture was stored by our receiver (additional fees apply), we coordinate delivery and placement. Your design team completes the setup and writes a styling list. If you choose to ship directly to your space, we will not be able to receive it on your behalf or inspect the goods upon arrival. However, the designers will come to confirm placement and write a styling list once you’ve received and unboxed all items in the space.

Full‑Service Styling Option: For turnkey results, we handle every detail — from art selection and placement to accessories — so you can walk into a fully finished space.
